Some Things to Look Out For:
- Water trickling out of walls
- Standing water on floor
- Saturated base of concrete block walls--a ring of dampness
- Damp, humid air
- Condensation on cold walls and floor in summer
- Odor, mold, and mildew
- Deterioration of carpet or wood
- Rot and decay of wood headers, joists, sill plates, and columns
- Staining and blistering of wall covering
- Efflorescence, spalling of concrete or mason
Clay Silt - Substrate particles smaller than sand and larger than clay.
Efflorescence - A white crystalline or powdery, often fuzzy/fluffy deposit on the surface of masonry materials like concrete, brick, clay tile, etc. It's caused by water seeping through the wall/floor/object. The water dissolves salts inside the object while moving through it, and then evaporates leaving the salt on the surface.
Drylock Flake - Vapor barrier for basements, attics and crawl spaces.
Water Seepage - Water forced through a porous material or soil. The act or process of seeping; percolation.
Rust - Iron oxide that forms when exposed to oxygen and moisture.
Rotted Wood - Moisture related decomposition by natural processes.
Window Well Water - Water collects inside the window well shell and creates pressure on the window and seals. Using caulk or replacing windows does not fix this problem. Many basements have flooded from window wells alone.
Wall Cracks - The movement of soil beneath the foundation caused by water erosion causes wall cracks and structural failure.
